Construction is now more than half-way complete at Mountain Hollow!
Of the 49 total lots/houses, 32 houses have closed and 4 are currently under construction. Only 13 undeveloped lots remain.

FORTUNE LOOP
Fortune Loop is an extra-wide, 2-way street offering two points of entry to the community off of Limberlost. The road and curbs are complete, and concrete sidewalks have been poured on both sides.
COMMON AREAS
The landscaping for front-yard and common areas is a low-care desert landscape on an auto-drip irrigation system, upkeep is covered by the HOA. The common area behind lots 15-37 has been completed and is in the process of being landscaped. The banks of mailboxes have been installed in the recreation area located behind lots 41-45. For homeowners on the east side, there is access to the mailboxes via a path between lots 40-41.
ABOUT THE AREA
The neighborhood is growing! There is a brand-new LA Fitness on the North-East corner of 1st & Limberlost within a new shopping complex. An additional office complex will be going in on the South-West corner. New residential construction is also being developed across the street from Mountain Hollow and also at Stone and Limberlost. All this development in the area is great news for Mountain Hollow residents, as property value typically increases with this kind of growth. Mountain Hollow buyers will be pleased with their investment, when looking at comparable properties for sale in the area.
RENTALS & LEASES
Mountain Hollow CCR's dictate that there is a maximum of 10 non-owner occupied units allowed in the community at any given time (20% of all units is the max). All 'rentals' must be approved by the HOA and the HOA must have a copy of the lease on file; furthermore, a professional management company must process a proper applicant screening for any potential renters and that report must be given to the HOA before an offer to rent is extended.
HOMEOWNERS, TAKE NOTE...
Please refresh your knowledge of the CCR's before you take occupancy of your home. Questions like 'Can I park on the street instead of in my garage or driveway?' (the answer is no) or 'can I leave my garbage cans out in my driveway all week?' (the answer is no) and 'can I alter the exterior paint on my house?' (the answer is no) are answered within the text of this document. The CCR's were written to keep the community beautiful and to maintain value and appearance for the Homeowners.
Note that the date your contract was written is not a factor in the timeline of the build-out of the home. Construction begins when the concrete slab was poured. It is estimated that from the time of the installation of countertops, close of escrow should occur in approximately 45 days. That timeline is subject to delays that can occur due to outside, uncontrollable factors such as weather, material shortages, etc.
